Our organizational approach is to be responsive, effective and efficient in serving potential clients is quite simple. We will provide clients with a dedicated team of professionals with extensive public architecture and design build experience through a single point of contact. That single point of contact will be the Project Manager who has a long history of successful projects in the construction industry. The PM will be supported by our Project Superintendent.
The entire team at MSK is known to work together regardless of need. Members make themselves available to assist the other at the “drop of a dime” and are cross-trained in order to fully support the other to keep any and all projects flowing smoothly. MSK will turn around meeting notes in 48 hours, return phones calls by end of day, and assure comments in meetings are responded to appropriately in the next deliverable.
We focus and hear everything that is being said. Both Project Manager and Superintended are highly skilled in leading weekly team meetings and will be directly involved with all collaborating parties. We utilize the process of peer review, at each phase milestone and how to work with the each party involved responsibly, document the decisions resulting from each work session, and implement the actions agreed upon.
ON TIME AND ON SCHEDULE
One of our first tasks is to refine a construction schedule that considers on-site operations, design time, coordination efforts, submittal dates, EED reviews, and entitlement presentations and approvals. We review the schedule at the start of the project to ensure that adequate review time is addressed and sufficient milestones and contingencies are built in to ensure that the project will meet its completion goals. We receive input from all of our partners including subcontractors, this schedule then becomes a part of our partners and subcontractors contracts with MSK, and hence the owner.
We believe that we can work with any budget allocation for this project in a manner which will allow us to deliver your project as described. Our design and engineering team will identify major costs elements at the initial concept stage as well as throughout development of the project in order to complete the job in a timely and cost efficient manner. MSK understands that all projects have changed/unforeseen conditions. However, we as a contractor do understand how to mitigate these changes for the owner. This can be achieved first and foremost by having subcontractors assist in the process during the proposals. Additionally, we are sensitive to the owners needs as the project progresses during construction to listen and react to the changes and owner may desire for programming or other needs that may arise.
